Bed bug pricing is harder to publish than most pest work, and the reason matters. Two flats of identical size can need very different treatments depending on how long the problem has been running and how far the insects have travelled from the bed. A quote given blind is not a quote, it is a hope. This page explains what a surveyor is actually assessing, so you can judge whether a price you have been given is reasonable.
Typical figures
The figures we can publish are for heat treatment, because it is a defined operation per area rather than a programme whose length depends on what the survey finds. As a guide, a single room is typically around £750, and a whole house generally starts from £1,000, rising with the number of rooms treated.
A chemical programme is priced per visit rather than per room and normally runs to two or three visits, so its total depends on how far the infestation has spread. That is the number the survey produces, and it is why we put a figure in writing rather than over the phone.
What drives the figure
- How many rooms are involved. A single bedroom caught early is the cheapest scenario there is. Once bed bugs are in a second bedroom or a living-room sofa, the treatable area multiplies and so does the time on site.
- How far it has spread from the bed. Early infestations sit within a metre or two of where someone sleeps. Established ones move into skirting, sockets, curtain hems, picture frames and adjoining rooms. The survey is largely about finding that boundary, because treating short of it is what causes failures.
- Heat or chemical. Heat treats a room in a single visit and kills every life stage including eggs. A chemical programme costs less per visit but needs several visits spaced to catch newly hatched insects. Which is cheaper overall depends on the case rather than on the method.
- Number of visits. A chemical programme is normally two or three visits minimum. Any quote for a single chemical visit is quoting for something that does not reliably work.
- Property type and access. Flats in converted buildings carry a risk of reinfestation from neighbouring units through shared voids. HMOs and blocks sometimes need adjoining rooms surveyed to be worth treating at all.
- Clutter and preparation. A room that has been prepared properly is quicker and more thoroughly treated than one where the technician is working around stored belongings. Preparation is free and it lowers the cost of the job.
Why chemical work is quoted rather than published
Heat is a defined operation, so it prices per area. A chemical programme is not: its length depends on how far the insects have travelled from the bed, and that is the one thing nobody can see down a phone line. What we commit to instead is the process: a survey to establish the extent, a written quote before any work starts, and a clear statement of how many visits the programme includes.
Be cautious of any company that gives a firm price for a whole property without seeing it. In our experience that quote is either high enough to cover the worst case, or it is low and the scope gets revised once the technician arrives.
The false economy to avoid
The most expensive bed bug treatment is the one that half works. A treatment that misses a harbourage or stops a visit short leaves a population that rebuilds over the following weeks, and the second attempt starts from a worse position than the first because the insects have had time to spread further.
The same applies to shop-bought sprays and foggers. Foggers in particular tend to drive bed bugs out of the treated room and into adjoining ones, which turns a one-room problem into a two-room problem. If you have already used one, say so when you call, because it changes where the technician looks.
What a proper quote should tell you
- Which rooms are included, and which are excluded
- Whether the method is heat, chemical or a combination, and why that method was chosen
- How many visits the price covers
- What preparation is expected of you before the technician arrives
- What happens if activity is still present after the programme finishes
